How do I schedule a complimentary or virtual walkthrough for someone to view my property?

We make it easy for you to schedule a member of our team to view your property either in-person or virtually! Just book using our on-line calendar, located in the bottom left corner of our home screen.

Do you stage both vacant and occupied properties or only vacant listings?

We exclusively stage vacant properties including vacant resales and model residences. If a property is occupied (lived in) we offer a robust “remote staging” platform. You can find specifics in our “Services” section here.

I currently live in my home and it needs both repairs and de-cluttering, do you stage these type of properties?

We have been in business since 2004 and have long-term relationships with some of the best vendors in the business. We can refer contractors organizers, painters and moving companies to assist with getting your property stage ready!

I don’t live in New York City, will you stage my property?

While we mostly work in NY, CT, and NJ, we are currently expanding our service area to include the entire East Coast including Florida.

I own an investment or short-term rental vacation property, do you offer staging services for these properties?

Absolutely! We have a whole division that specializes in the furnishing of short-term rental/vacation and investment properties. You can find more information here.

How do I receive a quote to stage my property?

Once we have viewed your property either in person or virtually, we can typically provide a written quote within 72 hours via email.

Is it possible for someone to come and visit my property?

Yes. Most properties can be quoted virtually, from a listing link that includes a floor plan and photographs, but we are happy to view a property in person if needed.

Is there a charge to receive a quote?

No. We provide quotes free of charge.

Is there a charge for someone to come visit my property so that I may receive a quote?

No. We provide our quotes free of charge.

Do you provide consultations? And is there a charge?

Yes, we provide consultations in which we charge for this service. Consultations are different from quotes. With a consultation, we provide staging advice relating to your listing (from suggesting paint colors, to identifying items for removal etc.) either in person or virtually, consultations are billable at an hourly rate. Consultations can be booked through our website using our E-Design or Remote Staging Option.

How long does it take to receive a staging quote?

Once we have viewed your property either in person or virtually, we can typically provide a written quote within 72 hours via email.

How long does it take to stage my property?

Properties that are include two-bedrooms or less, can typically be staged in one day. Properties that include three to four bedrooms, are typically staged over two days, sometimes three. Properties that include four bedrooms or more may require 3-4 staging days.

My home is quite large, will you do partial staging?

Yes. In fact, with larger properties this is the option we suggest. With a large home we typically stage the “social areas” such as the living room, family room, dining room and kitchen as well as the master bedroom. The rest of the home is typically left empty.

Do you own your own furniture?

We own an extensive inventory that includes furniture, artwork, rugs, lighting, chandeliers, drapery and accessories. We currently own enough furniture to stage 30-40 properties simultaneously.

How much does it cost to have your company stage my property?

We prefer to not quote properties unless we can view them either in person or on-line. Our pricing is extremely competitive. We pride ourselves on providing a high end look at approachable prices.

How long are the furniture rental terms?

Our typical rental term includes furniture rental up to 3 months. Need the furniture shorter or longer? We are happy to discuss.

I read that your company is a unique hybrid of a staging company with in-house production services, how does this work?

With our own in-house production company, CHDR offers brokers (included with its staging services) the option of hosted property tours, broadcast quality virtual property tours in addition to interactive virtual 360 tours, all professionally shot and edited and provided to brokers for their own self-promotion and usage. All videos are social media ready for immediate upload.

What are your payment terms?

We require our contracts payable in full upon contract signing.

What is included with your staging services?

Our services include a curated marketing and design plan for your property, moving and assembly fees associated with the staging and de-staging of furniture as well as the rental of our furniture and furnishings.

Do you provide services such as painting, moving and handyman work?

We do not. Instead we believe in partnering with white glove vendors who specialize in their given skill and are the best of the best. Need a referral? We are happy to make an introduction.

Are there any hidden fees?

No. Not at all, we believe in being transparent in our fees. Our contracts include a breakdown of our services and pricing.

What if I can’t afford to pay for the staging all at once, do I have any other options?

CHDR is an approved ZOOM CASA vendor, in which we can provide a “pay at close option”. This option is fully administered through ZOOM CASA and subject to their approval, utilizing their 3-party lender platform.
